The owners had raised their family there and wanted a kitchen that could hold everyone once the grandkids started coming. We reworked the layout, built custom cabinetry, and gave them an island with room to gather around.

The City of Rigby handles zoning for anything inside city limits, along with permits for decks, fences, sheds, signs, and solar. The building permit itself, and the plan review behind it, goes through the Jefferson County Planning, Zoning and Building Department, which handles building permits for Rigby as well as Lewisville and Menan.
Depending on the project, the county application can require a full plan set, a site plan, a recorded warranty deed, a zoning certificate, an approved septic permit through Eastern Idaho Public Health, and an access permit from county public works or the Idaho Transportation Department if your driveway meets a county road or state highway. Your site plan needs to show setbacks, easements, and any canals crossing the property, which matters more here than most places.

Do you build inside Rigby city limits or only in the county?
Both. The main difference is site work. In town you are usually on city services. Out in the county you may be planning around a well and septic, which affects both budget and schedule.
Who issues the building permit for a Rigby project?
Jefferson County. Their Planning, Zoning and Building Department handles building permits for the City of Rigby as well as Lewisville and Menan. The city handles zoning and permits for things like decks, fences, and sheds. We handle the submittals for you.
Do you design the home, or do I need to bring plans?
Either works. We design in house, so most clients start with us at the drawing stage. If you already have plans or an architect, we can build from those.
Can I remodel instead of building new?
Yes, and in Rigby it is often the better move. Plenty of homes here are solid and just need the layout brought up to date. Our Maple Grove project started exactly that way.
How many projects do you take at once?
Deliberately few. We would rather be personally involved in a handful of homes a year than spread across a dozen.
